Can I short term rent my Breckenridge home?

YES! …. but unfortunately the answer is a whole lot more complicated than that.


STR rules and restrictions within the various authorities across Summit County, Colorado are constantly evolving. The topic of short term rental is a complex one not only due to the fact that it varies from one area to the next, but also because there are diverse opinions surrounding the matter. Knowing what local jurisdictions have STR licenses available is just the start. There are 8 different governing jurisdictions, 7 of which are towns PLUS Unincorporated Summit County. Unincorporated Summit County alone has 2 "overlay zones", each with different caps and regulations, PLUS 4 River Basins that fall within the "Neighborhood Overlay", each with their own cap on number of licenses AND wait list. The Town of Silverthorne has 3 zones, and the Town of Breckenridge 4 zones, for a grand total of 16 DIFFERENT sets of STR rules and regulations within our small community.


There are of course other rules, regulations, taxes, and even HOAs that impact if and how a property can be rented. The rules can also vary depending on if you're looking to rent your primary residence, investment property, vacation home, or second home in Colorado.



I have closely followed and contributed to the discussion surrounding local Short Term Rental regulations over the past few years of debate and continue to stay involved and informed.
